Top 5 Steps To Get Started On Downsizing

With the new year upon us it’s a time where we reflect on the year past and make goals for the future. For seniors, one of these goals is downsizing their home as keeping up with maintenance can begin to feel arduous. In these times, it can be peaceful to imagine downsizing to a more manageable home, perhaps in a community where you can enjoy your retirement.

However, the thoughts of downsizing can also be daunting, as it can seem like there are endless tasks to do. We’ve put together a list of the top five steps to take when selling to downsize your home to help get you started

1. Plan Ahead

You’ve made the decision to downsize, but not for another 6 months or so – that’s okay. Now is the time to start going through your items and getting removing clutter that have accumulated over time. Decide what to keep, what to donate and what to toss. This will help the moving process and the feeling of de-cluttering can be therapeutic!

2. Fix what needs fixing

Areas in your home may need improvement. For example, the kitchen cupboard that doesn’t quite align, stains on the carpet, or hardwood looking a little worn. While these may not seem like big issues, to a potential homebuyer they can be the make-or-break difference. Take an objective look and begin to schedule repairs to have your home feeling as refreshed as possible.

3. Brighten the exterior

Your home’s exterior is the first impression a potential homebuyer will get – thus coined the term “curb side appeal”. Plan to maintain your garden and yard, remove items that are left out such as tools or an old lawnmower. Touch up areas where there is dull or peeled paint, these small changes can reveal the true character of your home.

4. Stage your home for sale

To stage your home means to decorate your home to attract the largest volume of buyers. This often means removing items that may make a room feel smaller/cluttered, or adding an area rug, lamps to brighten a room or even fresh flowers in the kitchen. Small touches allow potential buyers to see themselves in your home and increase chances of selling faster and at a higher price.

5. Talk to your realtor

Downsizing your home and preparing it for sale can seem overwhelming – but it doesn’t have to be. The right realtor can help you sell your property and assist you by guiding you through the process and helping prepare your home for sale.
